At 22 Balliol, striking architecture goes hand-in-hand with a distinctly urban lifestyle defined by innumerable community amenities and transportation connections. Partnering with Shiplake and featuring a design from gh3*, 22 Balliol pays deference to Davisville’s unmistakable built form with an extruded Modernist expression that seamlessly embeds itself into the public realm and cityscape.
The project is located a short walk from Davisville subway station, offering residents access to the eclectic storefronts of Yonge Street and the unique pocket parks, schools and community facilities that make the neighbourhood one of the most beloved in the city.
Architecturally, the 38-storey building meets the street with a modest two-storey podium. The exterior is articulated with evenly distributed vertical lines that run the full height of the tower, giving the development a clean and crisp character. A two-level retail space includes plans for a major grocery store, serving as both a convenient on-site amenity for residents, and a practical public gesture.
A total of 420 residences are supported by an expansive amenities program featuring over 20,000 square feet of indoor and outdoor spaces, including three separate landscaped rooftops that invite neighbourly interaction and social cohesion.
A number of new developments and infrastructure projects are adding to the enduring strengths of Davisville, a Midtown enclave shaped by experiential design and a plethora of community assets. 22 Balliol continues the trend by employing a contemporary residential tower forever fixed into the public realm by intuitive landscaping and retail offerings.
