Tippett Park Phase 1 is the next chapter in an engaging community-driven story unfolding in Toronto’s Wilson Heights neighbourhood. Incorporating a diverse mix of housing types around themes of environmental stewardship, social interaction, and architectural excellence, Tippett Park Phase 1 represents the best of city-building at a transit-friendly location.

The Tippett Regeneration Area at Wilson Avenue and Allen Road is currently being transformed into an amenity-laden, affordable and complete community aligning with design principles established by CreateTO and the City of Toronto. Here, the City’s future-oriented urban planning objectives are being implemented, resulting in the construction of more than just a physical place to live, but a comprehensive lifestyle defined by human-scaled environments and convenient community services. The City’s Open Door Affordable Housing Program was shaped by these trilateral efforts, leading to Collecdev being recognized as a Champion of Affordable Housing.

Located at the northern edge of the Tippett Regeneration Area, Tippett Park Phase 1 comprises two appropriately sized buildings hosting a diverse mix of tenancies, allowing all families—regardless of their socioeconomic status—to enjoy the benefits of this vibrant community. The 14-storey 38 Monte Kwinter will contain an on-site daycare and 50 affordable condominiums reserved under Collecdev’s H.O.M.E. (Home Ownership Made Easy) Program. A partnership between all three levels of government, the initiative connects qualified homebuyers with interest- and payment-free down payment assistance loans, putting home ownership within reach for dozens of Toronto households. At the eight-storey 20 Monte Kwinter next door, a purpose-built rental building, another 50 affordable units have also been set aside to ensure both buyers and renters are able to enjoy this flourishing community.

A warm and sinuous exterior envelope wraps the buildings at Tippett Park Phase 1, which sprout from a vivid network of landscaped gardens and green spaces that invite people to congregate, interact, and get to know their neighbours. Innovative suite layouts are employed to create functional interiors, with expansive windows and generous cantilevered balconies blurring the line between indoor and outdoor living spaces.

Ready for occupancy in 2020, the gh3*-designed buildings are mindful of their surroundings. A thoughtful massing strategy minimizes shadow impacts, keeping the central park unhindered and accessible.

Developed by Shiplake Properties with Collecdev serving as the Development Manager, this first phase of a holistic vision for the Tippett Regeneration Area lays the foundation for a multi-faceted way of living that reflects the ethos of our communities.
