Nørdic prepares for Pre-Delivery Inspections
January 22, 2024It’s 2024, which means a new year, new resolutions, and new milestones at Nørdic, where Pre-Delivery Inspections are set to begin this Spring. To get homeowners ready, we’ve put together this handy post on PDIs, with helpful details on what to expect and how to prepare, ensuring the process will be seamless much like the design of Nørdic itself –focus on what matters, and live a happier, healthier life.
What is a PDI?
The Pre-Delivery Inspection (PDI) marks a huge milestone in the home ownership process – it’s your first chance to see your finished new home in real life and the final step before move-in day. All new homes enrolled with Tarion - and therefore protected by the Tarion warranty - must undergo a PDI.
Our trusted third-party PDI company, Fortune PDI, will reach out to schedule your appointment, typically 1-2 weeks before your occupancy date. At the appointment, not only will you get to see the upgrades you selected and review the quality of the finished work, but you’ll also learn about your new home and all its operating systems (plumbing, heating, ventilation, electrical, etc.), so that you’ll be familiar with how everything works by the time you move in.
How do I prepare for my PDI?
In preparation for your PDI, there are some helpful documents to review, including the Tarion PDI Checklist and the special feature, the Pre-Delivery Inspection, both of which will help provide an overview of the process.
Who can attend my PDI?
PDIs are conducted in person and onsite. During your appointment it’s important that you’re free to focus on the inspection of your new home, reviewing any maintenance and operational instructions, and noting if anything is missing, damaged or incomplete. For that reason, we strongly recommend that only the purchasers named on the Agreement of Purchase and Sale (APS) should attend.
If you’re unable to attend, you can assign a designate to attend on your behalf. Simply complete the Designate Form and submit it to our Customer Care team prior to your PDI. You can also request that a member of the development team complete the inspection on your behalf. In that case, a copy of the PDI will be sent to you along with a video of your suite inspection. For safety reasons, no minors or pets are allowed on site.
What should I bring to the PDI?
While your Collecdev-Markee Customer Care representative will provide all of the necessary paperwork on the day of the PDI, some people find it helpful to bring a copy of the Agreement of Purchase and Sale and a list of upgrades for reference. Since the site is still under construction, be sure to dress appropriately with close-toed footwear (and no heels for your safety). What is the result of my PDI?
At the end of your PDI you should come away with five things: a complete list of items that require further attention; an understanding of how to use and maintain the key systems of your home; your warranty certificate indicating your home’s enrolment number and warranty start date; any relevant user manuals and other warranty documents; contact information and next steps.
