The day you’ve been waiting for is nearly here. Nørdic move-ins officially begin on April 8th and will continue until the end of the year. Soon, you’ll be settling into your new, human-centric community in the heart of Wilson Heights, as the extraordinary, Scandinavian-inspired lifestyle continues to take shape with each new construction milestone. While you’ve been busy thinking about PDIs and paperwork, you may not have given much thought to the actual move-in, but we’ve got you covered. Here is all the information you need to be ready to enter your new home.
Is my occupancy date the day I move in?
Like anything new, condo living can feel confusing at first, but with a bit of basic terminology, everything will soon become clear. Let’s start with the difference between your occupancy date and your move-in date.
Your occupancy date is the day you receive your keys, and the day your Tarion warranty begins.
Your move-in date is the day you physically move into your new home.
The reason they’re not the same comes down to logistics – your key handover requires a simple appointment with the Customer Care Team. Move-in day, on the other hand, requires an elevator booking and can take place during the designated time slots:
Monday to Saturday:
9:00 a.m. to 11:30 a.m.
11:45 a.m. to 2:15 p.m.
2:30 p.m. to 5:00 p.m.
5:15 p.m. to 7:25 p.m.
Please note, moving is not permitted on Sundays and statutory holidays.
Of course, once you have your keys, the suite is yours, and you can come by to drop off smaller items at your convenience. But for bulkier items and furniture deliveries, we’ll drape the elevator with moving blankets to protect it from damage, and put it in service mode to keep things running smoothly for your move-in. Reservations are made on a first-come, first-served basis, so we recommend booking your slot as soon as possible to ensure we’re able to satisfy your request. You’ll be able to book the elevator starting the day after occupancy.
How do I book the elevator?
Nørdic will be managed by Shanta Sapkota from Melbourne Property Management, a Toronto-based firm with over 100 years of combined industry experience. Give Shanta a call at 416.546.2126 x174 and he’ll help you gather all the necessary forms and information to complete your booking. You can also access your forms on the resident portal.
What will I need?
To book the elevator you will need:
- A completed elevator booking form
- A $500 security deposit cheque payable to Collecedev (500 Wilson) Inc. care of 500 Wilson LP
- An enterphone request
- A parcel/package delivery waiver form
- Proof of enrollment with PowerStream Energy
- Proof of insurance
- A copy of your lease or renewal (if you’re renting your unit)
- A Persons Requiring Assistance form (if applicable)
- An agreement to receive notices electronically
Don’t forget that an elevator booking is necessary any time you have a large delivery that requires the use of the loading dock and elevator.
What can I expect on move-in day?
- Together, Collecdev Markee and Melbourne Property Management have handled tens of thousands of move-ins, and we’ve developed a list of requirements that will help ensure a smooth and seamless experience getting into your new home.
- Upon arrival, check in with the concierge, they’ll be available for any questions throughout the day.
- Make sure your moving truck and any other vehicles are in the loading dock area, and not blocking the roadways or any fire routes.
- Get moving.
- When you’re finished, remember to break down any large boxes and take them to the garbage / recycling room located on P1. You can also ask the moving company to remove all cardboard and boxes from the site.
- Sit back and enjoy your new home.
Can’t I just toss all my garbage down the chute?
If you’ve ever tried to suck a smoothie through a Twizzler straw, you already know the answer to this question, but just in case, the answer is no. There are a number of items that don’t go down the garbage chute, either because they’re hazardous, or because they may block the chute, resulting in costly repairs. That includes bulk items, boxes, and move-in containers. Be respectful of your new home and your neighbours and bring your garbage down to the garbage / recycling room located on P1.
What will the building be like when I move in?
From day one, Nørdic will be fully equipped with an amazing customer care team, expert property management, a friendly concierge, and cleaners to keep things neat and tidy throughout move-ins. Of course, some parts of the building (like the exterior, the corridors, and the amenity spaces) will still be under construction. Rest assured that everyone (residents, workers, and trade partners) is working towards the same goal – to complete the community quickly, efficiently, and with the uncompromising standards of quality, you’ve come to expect from Collecdev Markee. Residential options that deliver exceptional quality and design with a smaller footprint have, historically, been hard to find. But, with the new Nørdic model suite, Collecdev Markee proves, once again, that good living is achieved at any size.
The suite’s total living area comes in just under 600 square feet and includes two bedrooms, two bathrooms, and a well-appointed kitchen/living/dining space. A breath of fresh air
Life at Nørdic will, quite literally, provide a breath of fresh air to residents thanks to generous balconies that are protected from the elements, and ready to enjoy winter, spring, summer, or fall. In the model suite, a sliding door provides access from the living room, framing the view towards the treetops and creating a natural extension of the indoors. “I wanted the balcony to feel calm and inviting,” says Nicholson, “a place where you feel inspired to bring your morning coffee or a glass of wine in the evening, and sit and contemplate in total comfort.”
Remarkable privacy, natural flow
Inside, the layout of the model suite optimizes both privacy and flow, creating a space that feels perfectly intuitive. It begins with an entry placed directly across from the balcony, creating uninterrupted sightlines to the outdoors and a striking first impression.
The front hall closet is close at hand, offering a convenient spot to leave your coat and shoes before stepping into the main living/dining area, a bright space where floor-to-ceiling windows capture natural light. A gourmet kitchen is tucked to the side, making it easily accessible, but also providing a distinction between the work space and the place to relax, entertain, and play. The compact design puts everything within reach and includes thoughtful details like stainless steel appliances and custom-designed cabinetry with soft-close hardware on doors and drawers.
Split bedrooms are another thoughtful touch and ensure a sense of privacy, while large windows keep the rooms feeling bright and airy. “It’s unusual to see split bedrooms in condominium design,” notes Nicholson, “it’s a nice detail that creates the feeling of distinct zones within the home and allowed us to showcase two unique designs that have their own personality, but still work in harmony with the rest of the suite.”
Harmony is a principal theme at Nørdic, and appears throughout the finishes that adorn the multi-functional spaces, finishes like contemporary hardware, organic textures, and wide-plank wood grain laminate floor. The neutral colour palette, clean lines, and natural materials offer a refreshing take on the Scandinavian design aesthetic – understated elegance with optimized flow.
Sustainable living

What is the Homeowner Manual?
You know when you arrive at a hotel and you find a binder in your room with all the details about the hotel’s services and contacts? Our Homeowner Manual is kind of like that, but with a super late check-out.
Inside you’ll find a guide to warranties and contact info, energy-saving tips and in-suite maintenance, condominium guidelines, emergency situations, deliveries and parcel service, even how to sort your garbage. It’s a clear, comprehensive, and user-friendly resource to almost everything you’ll ever need to know about your new home, providing the guidelines and essential information that will allow you to effectively manage and enjoy your home within the Nørdic community.
Why is the Homeowner Manual important?
Like any big purchase, it’s important to understand the ins and outs of your new home so that you can fully optimize your experience and enjoy all the amazing things that await you at Nørdic. If you’re someone who always reads the instructions manual, well then, you’re already primed for what’s ahead. And if you’re someone who dives head first into an Ikea BILLY bookcase without even counting your screws, then this is doubly important – the Homeowner Manual will quickly become your go-to point of reference whenever questions come up. “What questions?,” you ask. Questions like:
- How do I turn on my A/C?
The Homeowner Manual includes operational guidelines for all the major systems in your new home, including heating, ventilation, and air conditioning (HVAC), plumbing, electrical, and security systems. Understanding how these systems work, and how to operate them efficiently, will help you maintain your property (and property value) over the long-term. - Who’s responsible for cleaning the lobby/changing a lightbulb/shovelling snow?
Condominium living involves shared spaces and common elements. If it’s your first time in a condo environment, you may not know who takes care of them all. The Homeowner Manual outlines the maintenance responsibilities of both the individual homeowners and the condominium association, helping you understand what aspects of your home you’re responsible for maintaining, and what’s taken care of for you. FYI – you can take snow shovelling off your to-do list. - Where does my egg carton go?
Like all condominium communities, Nørdic has specific rules and regulations governing behaviour, pet ownership, noise levels, parking, use of common areas, and yes, waste separation. These rules are outlined in the Homeowner Manual to ensure all residents are aware of their obligations and rights within the community. - What’s covered under warranty?
Your new home is protected by the Tarion Warranty for up to 7 years. The Homeowner Manual outlines what’s covered under the warranty, and how to address any issues that may arise, for everything from appliances, to fixtures, to building materials within your unit.

It’s 2024, which means a new year, new resolutions, and new milestones at Nørdic, where Pre-Delivery Inspections are set to begin this Spring. To get homeowners ready, we’ve put together this handy post on PDIs, with helpful details on what to expect and how to prepare, ensuring the process will be seamless much like the design of Nørdic itself –focus on what matters, and live a happier, healthier life.
What is a PDI?
The Pre-Delivery Inspection (PDI) marks a huge milestone in the home ownership process – it’s your first chance to see your finished new home in real life and the final step before move-in day. All new homes enrolled with Tarion – and therefore protected by the Tarion warranty – must undergo a PDI.
Our trusted third-party PDI company, Fortune PDI, will reach out to schedule your appointment, typically 1-2 weeks before your occupancy date. At the appointment, not only will you get to see the upgrades you selected and review the quality of the finished work, but you’ll also learn about your new home and all its operating systems (plumbing, heating, ventilation, electrical, etc.), so that you’ll be familiar with how everything works by the time you move in.
How do I prepare for my PDI?
In preparation for your PDI, there are some helpful documents to review, including the Tarion PDI Checklist and the special feature, the Pre-Delivery Inspection, both of which will help provide an overview of the process.
Who can attend my PDI?
PDIs are conducted in person and onsite. During your appointment it’s important that you’re free to focus on the inspection of your new home, reviewing any maintenance and operational instructions, and noting if anything is missing, damaged or incomplete. For that reason, we strongly recommend that only the purchasers named on the Agreement of Purchase and Sale (APS) should attend.
If you’re unable to attend, you can assign a designate to attend on your behalf. Simply complete the Designate Form and submit it to our Customer Care team prior to your PDI. You can also request that a member of the development team complete the inspection on your behalf. In that case, a copy of the PDI will be sent to you along with a video of your suite inspection. For safety reasons, no minors or pets are allowed on site.
What should I bring to the PDI?
While your Collecdev-Markee Customer Care representative will provide all of the necessary paperwork on the day of the PDI, some people find it helpful to bring a copy of the Agreement of Purchase and Sale and a list of upgrades for reference. Since the site is still under construction, be sure to dress appropriately with close-toed footwear (and no heels for your safety). What is the result of my PDI?
At the end of your PDI you should come away with five things: a complete list of items that require further attention; an understanding of how to use and maintain the key systems of your home; your warranty certificate indicating your home’s enrolment number and warranty start date; any relevant user manuals and other warranty documents; contact information and next steps.
